Mansfield Bio-Incubator is welcoming the biotech entrepreneurs by offering flexible lease terms, from month-to-month to 1 year or more.

The rent includes access to fully functional lab space, with waste handling and all common lab equipment for bioresearch included. The members also have access to conference rooms, event space, and kitchen at no extra charge. In addition, Mansfield Bioincubator hosts a large amount of programming specific to the interests of life-sciences startups. In this way, Mansfield Bio-Incubator is ideal for existing science and technology companies looking to expand, or start-up companies and later stage companies seeking an entrepreneurial base for their Boston area laboratory and commercial work.

Our leadership and advisory board offers an unmatched support in navigating the life science ecosystem in the state. The Mansfield Area is home to a large concentration of world-renowned life science companies such as Smith & Nephew, Medtronic, Alnylam, Cardinal Health.

We accommodate and accelerate your innovation with our turnkey biosafety level 2 lab space for rent. Along with the facilities listed below, we provide annual EHS training, IT support, laboratory equipment maintenance, and Safety Committee review of new hazardous procedures.

  • The flexible layout provides the opportunities to meet the specific needs for each laboratory tenant with regards to the power requirements and installing large equipment. Each available laboratory space includes 120V and 220V backup power outlets to ensure an uninterrupted operation of refrigerators, freezers and other sensitive analytical or process equipment and laboratory experiments. Some suites include a private chemical hood. Infrastructure includes laboratory wastewater treatment capabilities and the disposal of hazardous waste.

  • We provide flexible and fitted out shared and private laboratory BSL-2 suites.Within the laboratory suites, tenants have an option to connect the RO/DI and MilliQ water systems customized to their needs. Through Mansfield Bio-Incubator’s preferred network of suppliers and service providers, tenants access compressed and liquid Nitrogen gases, labware, scientific instrumentation, IT services.

Mansfield Bio-Incubator, where the laboratory space is located, is within 10 minutes of I-95 and I-495, less than a mile from Mansfield Commuter Rail stop (Providence-Stoughton Line), an easy access to both TF Green and Logan Airports, equidistant to Boston, Providence, and Cape Cod (under one hour), with ample free parking onsite.

Mansfield Bio-Incubator is centrally located between Boston, Worcester, and Providence, three major research centers in Southern New England and therefore within an hour of numerous higher education institutions, such as Harvard, Northeastern, Brown, Boston University, Tufts, University of Rhode Island, University of Massachusetts, Wheaton College, Bridgewater, State, Stonehill, etc. as well technical vocational schools and community colleges.
